Bambling Rural Celebrates 1st Birthday 15 April 2011 and Successful Year Selling Gympie Real Estate

Filed under: General News — admin @ 2:49 am

After a successful first12 months of trading, Gympie Real Estate Agents John and Amanda Bambling celebrated the first birthday of Bambling Rural gympierealestate.com.au with chocolate cake and a cup of tea at their real estate agency office located on Bruce Highway, Gympie.  Balloons, signs, and lots of chocolate marked the milestone for John and Amanda Bambling, their 3 children David, Elizabeth and Sally, dedicated staff members Mike Ostwald and Melinda Meerman as well as clients and friends who dropped in during the day.

Reflecting on the past 12 months in business for Bambling Rural, John said ‘we are very pleased with how far we have come this year given the challenging market and world economic climate of recent times.’  He said ‘Although there have been some slow times, we still have sold over $20.4 million in property over the last year, which to me indicates that contrary to the negativity in the media and on the street, there are still buyers out there for sellers who are prepared to meet the market.’

John went on to say ‘In my experience I have seen that buyers become sellers and sellers become buyers eventually. He said’ I believe the secret to succeeding in a slower market is knowing who is buying and where their circumstances are at any given point.

He said ‘This is the advantage of being in the industry for long enough to know where the buyers are and what type of property interests them.  Another advantage is intimate knowledge of the properties and the history of the area which comes from years of experience buying and selling real estate in the Gympie Region and being able to draw on years of repeat business and loyalty from former clients and associates.’

Analysis of Sales statistics released by Bambling Rural and gympierealestate.com.au show that in the last 12 months the properties sold reveal a market where families are downsizing to reduce commitments, investors are taking advantage of lower prices and better returns and the lifestyle market starting to move again taking advantage of  lower property prices and value for money compared with Coastal or Brisbane markets.  A Summary of Bambling Rural and gympierealestate.com.au’s sales statistics and demographics shows:

Top 4 Reasons for Selling

Downsizing to reduce commitments – 50%
Relocating Health and Lifestyle – 23%
Expanding Business Investments – 18%
Upsizing current home/lifestyle – 9%

Top 4 Reasons for Buying

Small acreage Investors from Coast and Brisbane – 30%
Expanding farm and business investment – 30%
Larger acreage for better farming returns – 20%
Relocating Health and lifestyle upsizing and downsizing  – 20%

In addition to these demographic factors, Bambling Rural and gympierealestate.com.au sales statistics show where the buyers for the last 12 months have been found:

Top 5 Sources for buyers

Agent Personal contacts/referral – 45.8%
Websites/internet – 25.2%
Qld Country Life – 12.5%
Signs – 8.3%
Walk ins Highway position – 8.2%

John Bambling commented ‘Our sales statistics highlight an important message that is often lost when it comes to choosing an agent to market your property.  Number one is experience and knowledge your agent has of the people and the area and number two is a dominant online presence when it comes to sourcing the right buyer for your property.’

John and Mike went on to say ‘Often times it is the offer of free advertising cited as reason for choosing one agent over another. We believe, there is a lot more to it as can be seen, the majority of our sales result from personal contacts and referral, our website and online presence.  The remainder of buyers being sourced through the Qld Country Life, signs on properties and Walk-ins from Bruce Highway. ‘

John and Mike agreed that ‘The same goes for open versus exclusive listings.  Everybody in the industry knows an open listing may generate more enquiry, however, does not necessarily translate to a sale or a better price.  Time, attention and motivation in a competitive market makes sure that exclusive listings get exclusive attention.  Our own sales statistics supports this showing that exclusive listings represented 64% of the value of our sales for the last year.

Three New Websites!

Filed under: General News — admin @ 5:24 am

Bambling Rural and gympierealestate.com.au Launch Three New Websites to Sell More Gympie Real Estate Online!

Gympie Real Estate Agents, John and Amanda Bambling, owners of Bambling Rural and gympierealestate.com.au in Gympie have launched an additional three new websites to complement their dominant online presence through their trademarked online real estate agency gympierealestate.com.au.

The three websites gympiefarmsonline.com.au, bamblingrural.com.au and gympieruralrealesate.com.au link back to the well established and well known gympierealestate.com.au website advertising property for sale in the Gympie region.

gympierealestate.com.au has been trading on line and in Gympie since 2000 being a well known real estate agency specialising in residential and commercial property in the Gympie Region.  Amanda and John Bambling in 2010 purchased the business, business name and website as a valuable asset to their other real estate agency Bambling Rural, specialising in selling farms and rural properties in the Gympie Region.

John said ‘We thought it was time for a makeover of gympierealestate.com.au and to let people know that Yes, in addition to our successful rural real estate business Bambling Rural, we also have a residential and commercial arm to our business.  By revamping the gympierealestate.com.au logo and bringing it to the fore, we aim to ramp up this side of the business’. The addition of our three new websites completes our revamp to ensure that Gympie real estate buyers come straight to our door.’

He said ‘This is good news for our clients who can rest assured that their property is being seen by as many online buyers as possible.’

He went on to say ‘At the end of the day, in the current market, it is essential that we reach all of those people looking to buy real estate in the Gympie region as effectively as possible, and I believe that our websites attract the majority of those online customers.’

John said ‘When Gympie Real Estate is typed into google, our website is automatically at the top of page one every time.  Buyers then come straight to our website to search for properties for sale in the Gympie region.  ‘The same goes for people specifically looking for Gympie rural real estate, Gympie farms or Bambling Rural’.

‘We believe it is essential to use the most up to date and modern techniques for marketing our clients properties listed for sale and this includes having a dominant online presence.’

Good News for Gympie Real Estate Market Starting to Move

Filed under: Uncategorized — admin @ 5:27 am

There are good signs that the Gympie Real Estate market is starting to move with Bambling Rural gympierealestate.com.au reporting an increase in sales at the top and bottom end of the market in recent months, with properties priced from around $350,000 to $900,000 remaining steady. The good news is there are definitely signs of a brighter outlook for the new year.

Since starting business in April 2010 Bambling Rural gympierealestate.com.au has sold $18.1 million of properties in the Gympie region. These properties have mostly been small vacant acreage blocks up to $265,000 and large rural farms and properties over $900,000.

John Bambling said “The types of properties that buyers are looking at are the cheaper priced lifestyle blocks to build their own home, or long term investment opportunities in the larger rural properties with the major attraction being so close to the coast and to Brisbane.”

When asked about the long term outlook of the Gympie Real Estate market, John went on to say “Real Estate in the Gympie Region will always be an attractive investment being so relatively cheap when compared with other regions nearby such as Cooroy, Maleny and Buderim. These towns are really so close to Gympie, yet Gympie still is the best value and best kept secret of the southeast.”

John said “The market has certainly slowed in recent times, however, once all of the bad news is out the way, I am confident things will start to improve. You only have to look at the housing shortage in Qld and the number of people moving to Queensland from other states as well as Governments printing money all over the western world.”

Mike Ostwald agreed saying ‘This must increase the value of land because you might be able to print more money but you can’t make more land. Every time governments start printing money two things go up, the price of gold and the price of land. I would encourage buyers now is an excellent time to buy to maximise value for the dollar particularly in these uncertain times.”

John and Mike also would like to say a big thank you and happy Christmas to all of their loyal clients – “it is because of these people that we are able to do what we do at Bambling Rural gympierealestate.com.au”.

The office on the Bruce Highway will be shut from Saturday 25th December through to Tuesday 4 January 2011, however, John and Mike will be available for inspections over that period by prior appointment. Please do not hesitate to call John on 0418 715 165 or Mike on 0429 008 491 for all enquiries over the holiday period.

Best wishes from all of us for a safe and fun festive season from John, Mike, Amanda, Melinda and Melissa.

Sizzling Sausages & Sumptuous Sandwiches to Raise $1,653 for Brainchild Foundation

Filed under: General News — admin @ 12:07 am

In the pouring rain with only the truly dedicated farmers and bargain hunters attending a recent clearing sale at Glen Echo, Bambling Rural gympierealestate.com.au raised a total of $1,653 for the Brainchild Foundation by running a sausage sizzle and canteen.

The Brainchild Foundation is a charitable organisation established in 2010 by a group of medical professionals, dedicated parents and friends of children who are affected by brain and spinal cord tumours. The clearing sale was held by Bambling Rural gympierealestate.com.au in conjunction with Sullivan’s Livestock and Rural Services and was attended by approximately 250 people. Over $125,000 worth of farm machinery was sold on the day to both local farmers and others who had travelled as far as Yarraman to attend.

The canteen for the sale was organised by Amanda Bambling of Bambling Rural gympierealestate.com.au specifically to raise funds for the Brainchild Foundation providing a sausage sizzle, sandwiches, cake and drinks for those attending the sale.

Amanda and John Bambling of Bambling Rural recently made the decision to sponsor Brainchild Foundation as their charity of choice and to help with raising awareness and fundraising activities in their local community to help beat childhood brain tumours and to ensure better tomorrows for affected children.

Amanda Bambling said ‘After much research, it became clear that the Brainchild Foundation was the only organisation in Australia that specifically raises funds for research into causes and treatments of childhood brain tumours as well as providing support to affected children and their families’.

‘Brainchild provides a much needed resource for families to go to for financial assistance while their child is in hospital as well as providing scholarships for tutors to assist children with any learning difficulties resulting from treatment for their tumours.’

Amanda went on to say ‘We have a wonderful community here in Gympie and the surrounding districts, made clear by the overwhelming generosity towards our fundraiser which included an effort to fill a giant whisky bottle with small change.

We couldn’t believe how many people put notes instead of change in the bottle in support of Brainchild, and we thank all of those people who donated so generously.’ She also said ‘For all of those people wondering how we were going to get the notes out of the bottle without breaking it, we found a wire coat hanger did the trick!’

‘We would also like to thank those very special people of our community who volunteered their time to help for such a good cause without whom it all would not happen. A big thank you to the star helpers, Sonia Lynch, Kellie Nalder, Melinda Meerman, Melissa Payne, Tom Bambling, Edward Bambling and Neil Sharpe who served the hungry crowd with sausages and sandwiches regardless of the wind and rain. A big thank you also to Geoff Buckley Butcher, Stewart Terrace Gympie for donating 100 delicious beef sausages for the day. ‘

‘In total we raised $1,653 which included proceeds from the canteen, fill the bottle donations and proceeds donated from a tractor slasher and a solar hot water system sold at the clearing sale, which Bambling Rural has forwarded to the Brainchild Foundation.’Amanda said.

For more information about Brainchild and how you can help contact Amanda Bambling on 0408 846 140 or visit the website at www.brainchild.org.au.

The Genuine Article – John Bambling and Mike Ostwald Doing the Business for Bambling Rural gympierealestate.com.au

Filed under: Uncategorized — admin @ 12:21 am

$8.1 million Properties SOLD , $1.05 million UNDER CONTRACT for June 2010

After 2 months of trading Bambling Rural gympierealesate.com.au has sold over $8.1 million dollars worth of real estate with a further $1.05 million under contract for the month of June.

Properties sold by Agent Mike Ostwald of Bambling Rural gympierealestate.com.au for the month of June include a beautiful home and rural property located at Theebine (25 minutes North Gympie), a large cotton and irrigation property located in the Theodore Moura area, a professional commercial complex at Noosa Junction and 2 one and half acre vacant blocks at Chatsworth (5 minutes North of Gympie).

Mike Ostwald said “I was very pleased to be able to bring the vendors and buyers together on these properties after sitting down and having a good chat about what their prospective plans were”. Getting to the bottom of what people are about and where they are headed whether buying or selling can really make the difference in matching the right property with the right person. “There are always people looking to buy and sell property regardless of the market as circumstances are always changing for people, whether relocating for work, retiring, or looking for an investment for the future.”

Mike went on to say “What we are finding at the moment is that buyers are both price sensitive and reluctant to commit to a purchase without the security of having sold their own property and/or being in the position to cover repayments on borrowings.”

“People have been hurt and are still hurting from the aftermath of the global financial crisis and are much more conservative in their approach to buying real estate. It just means we have to work harder to maintain and build trust with both vendors and buyers alike to achieve the best outcome for our clients” Mike said.

John Bambling of Bambling Rural gympierealestate.com.au is also negotiating a a number of contracts between people at the moment. He said “I agree with Mike, there are definitely people looking for all types of property at the moment, and it is just a matter of being on the ground talking to people and finding out who is out there and finding the right property for them.”

John said “It seems basic, but sometimes it is just a matter of sitting down and having a cup of tea or a beer with people to find out whats happening in people’s lives and where they are at. I have always enjoyed doing business that way and gain a lot of pleasure out of meeting a wide range of people from all walks of life.”

Launch of New Website Brings Business

Filed under: Uncategorized — admin @ 12:18 am

Bambling Rural gympierealestate.com.au Launches New Website on 28 May 2010

After the successful launch of the new family owned and operated gympie real estate agency in April 2010, Bambling Rural gympierealestate.com.au launched their new, modern and user friendly website gympierealestate.com.au on 28 May 2010.

As part of the purchase of the real estate agency and premises, John and Amanda Bambling also purchased the domain name gympierealestate.com.au in April 2010 building on 10 years of successful marketing via the internet attracting buyers locally, interstate and overseas looking for real estate in the gympie region via the very popular and well established website gympierealestate.com.au.

John and Amanda sought the professional services of graphic designer Jeanette Maynes of Design House to update the website to reflect their new corporate brand of Bambling Rural gympierealestate.com.au with the aim of creating a modern, relevant and easy to use website to further promote Gympie real estate and the region.

“In redeveloping our website, we wanted to make it personal by using images from our own farm and information about the experience and background of our team to provide visitors to our website an insight into the people who make up Bambling Rural gympierealestate.com.au.

“In the same spirit, we also wanted to provide information about related services in the Gympie region when buying real estate to people outside of our local area, and people from interstate and overseas with little or no knowledge of the local area.” Amanda said.

John said “We have had an overwhelmingly positive response from our clients and buyers looking for property for sale in the Gympie region on our website, which has translated in to a contract for sale for one of our clients and a substantial number of enquiries for other properties listed on our website.”

We invite you to visit our website and would love to hear your personal feedback. To visit us go to gympierealestate.com.au which will take you straight to our home page.

Out with the Old – in with the New – Bambling Rural gympierealestate.com.au Opens its Doors

Filed under: Uncategorized — admin @ 6:30 am

From employees to business owners, John and Amanda Bambling are now the proud new owners of Bambling Rural – gympierealestate.com.au.

The office, which formerly housed Ray White Rural and gympierealestate.com.au is located on the Bruce Highway right next to Pizza Hut and is now complete with a new corporate image plus modern and relevant rebranding of the old identity.

Long time clients of the business will be pleased to find the same friendly faces of rural property specialists John Bambling and Mike Ostwald. You will find them in the same location but with a change of ownership and a totally new look and feel.

Amanda Bambling (Johns’ wife) is Principal and Licensee while the experience of Melinda Meerman joins the team as office manager. John and Mike were formerly employed by Ray White Rural Gympie and Amanda Bambling was formerly with gympierealestate.com.au.

Amanda noted, ‘In creating our new business image, we wanted to retain the gympierealestate.com.au name to include its strong and well regarded affiliation with residential and commercial property as part of our business whilst at the same time incorporate Bambling Rural into the business providing a strong rural focus to reflect the region we live in and to take full advantage of the many years of expertise John and Mike already have in rural property sales.’

Amanda also mentioned. ‘Our rebranding combines the formerly separate rural and residential real estate agencies to reflect the fact that now we sell all types of real estate including rural, residential, businesses and commercial property throughout the Gympie region.’

The real estate office provides clients with a prime position on the Bruce Highway giving maximum exposure for your property to both local and north and south bound traffic.

The former owner built the building almost 30 years ago and has operated successful real estate agencies from it ever since. John Bambling, who has been operating out of the building as a specialist rural consultant for the past 7 years said ‘we have wanted to open our own real estate business for some time, but like any real estate purchase, we wanted to wait for a premises in the right position to operate from because this is a long term venture for us.’

John also said, ‘We love Gympie, the people and the rural community we live in and are very proud to market and promote the outstanding real estate of our region.’

When asked about Bambling Rural’s future plans Amanda said, ‘Our long term business goals are to combine the strong people connection and experience of John and Mike in rural real estate and the strong residential and commercial connections of the former gympierealestate.com.au business built up over many years to make Bambling Rural – gympierealestate.com.au the premier real estate agency in the Gympie region.

We believe the experience and expertise of our team combined with our prime position right on the highway and our superior internet marketing via our gympierealestate.com.au website will help us achieve that goal.

Amanda said, ‘We are very excited about the future and already have had an overwhelming positive response to our new business venture.

Amanda and John would also like to thank all of those people who have supported us and helped us to get to the point we are at now and we look forward to continuing to serve the people who make up the rich fabric of our community.’
